Cancellation Policies

    8月1日前冷静期:除非您已领取住宿钥匙,您可在物业团队发送确认预订完成的电子邮件后7天内(即7天冷静期)随时通过电子邮件联系物业团队取消预订。若您在此期间取消,物业团队将不收取任何费用,并将在7个工作日内退还您已支付的预付租金。 8月1日及之后冷静期:除非您已领取住宿钥匙,您可在物业团队发送确认预订完成的电子邮件后24小时内随时通过电子邮件联系物业团队取消预订。若您在此期间取消,物业团队将不收取任何费用,并将在7个工作日内退还您已支付的预付租金。
  • 拒签免付
    若你因签证要求未能在租约开始前获得英国签证,公寓方将在你提供以下材料后的72小时内取消你的租赁协议,并于四周内退还你已支付的全部预付租金: 1. 你本人出具的书面取消预订确认; 2. 英国签证被拒的官方证明文件
  • 未录取可退
    若你未能取得所需资格而未被大学录取,可在成绩公布后72小时内提交以下信息,即可取消租赁协议,物业团队将在四周内退还所有预付租金: 1. 你本人书面确认,因未达到首选大学所需成绩而希望取消租赁协议。 2. 来自大学或UCAS的佐证材料。
  • 已接受替代承租人
    在找到合适(以物业团队单方认定为准)的替代承租人之前,你仍需承担全部合同租金。一旦找到合适替代承租人,且物业团队与该拟承租人签订新协议,你将被解除《租赁协议》中的合同义务,多付的租金将退还给你,但会扣除50英镑作为取消及行政手续费。 如在租期开始日前你找到替代承租人,且租约转让成功,你不再承担《租赁协议》中的任何行政费用或未来合同义务。
  • 特殊情况
    1. 若因健康或家庭问题等特殊原因无法继续就读大学或离家居住,请联系公寓方协商处理。 2. 公寓方可能要求你提供相关情况的证明,方会同意终止租赁协议。 3. 在双方确认解约日期前,你仍需按时支付所有应付租金;若变更租约,可能产生50英镑的管理取消费。 4. 若依此政策提出的取消申请被拒,你需自行寻找替代租客。
  • 其他取消政策
    未在规定时间内领取钥匙:若您已签署租赁协议,但在租期开始日起28天内仍未领取钥匙,物业团队有权: 1. 取消您的预订并终止租赁协议; 2. 将您的房间重新出租。 在此情况下,您已支付的任何租金(包括预付租金)均不予退还,以弥补物业团队因房间空置而产生的损失。本条款优先于租赁协议中的任何其他条款。 提供不完整、虚假或误导性信息:包括未及时完成申请、未提供担保人信息或支持文件,或租赁协议中列明的其他原因。

    有哪些公共空间可以享受?

    主接待区设有包裹收发前台,需通过学生门户操作;每套公寓配有专属信箱;楼内设有洗衣房,以及一个可与朋友及室友共享的Home Room休闲区。Home Room配备:大尺寸智能电视(含流媒体服务)与舒适沙发、高桌(适合学习及聚会)、带烧水壶和微波炉的小厨房,以及免费供住户使用的台球桌。Apartments物业由多套独立公寓组成,每套公寓均配有设施齐全的公共厨房及带沙发的客厅。

    客人可以过夜吗?

    公寓允许过夜访客,但要求遵守连续留宿不得超过三晚的规定。强烈建议事先与室友沟通。并非所有人都愿意在公共厨房或休息室遇到陌生人,提前告知有助于避免冲突。请注意,你对访客负全责,包括因其造成楼宇损坏而产生的任何费用。

    我需要缴纳市政税吗?

    全日制在读学生可申请免缴市政税,但需主动向市政厅申请学生折扣/豁免。请联系当地市政厅,了解自身应缴市政税的具体情况,此为个人责任。Students公寓可在力所能及的范围内协助,但无法就个人情况提供建议,亦不对您收到的任何市政税账单或缴费通知承担责任。

    我可以调换房间吗?

    在签署租赁协议前,如果还有其他空房,您或许可以更换已选房间。签署租赁协议后,仍有可能更换,但将适用退订政策/租约转让条款,因为您正在对已签署的租赁协议进行更改。请注意,换房将产生行政及清洁费用。请与现场团队成员联系,他们将始终乐于协助。

    如果我患有残疾或有特殊需求怎么办?

    他们的首要任务是确保您在这里住得舒适、安全。请在预订申请中告知他们任何医疗信息或残疾情况。他们提供多种无障碍房型;请务必选择此类房型(DDA),并告知任何额外需求,以便他们为您安排合适的房间。

    我可以签署双人租赁协议吗?

    入住前我需要做哪些准备?

    入住周末到达:周六 09:00–17:00 抵达后请前往前台,工作人员将为您办理入住。入住周末后(办公时间内)到达:周一至周五 09:00–17:00 请在大门右侧按下标有“Reception”的对讲按钮,通知工作人员您的到来,他们会前来接待、办理入住并交付钥匙。入住周末后(非办公时间)到达:周一至周五 17:00–09:00 / 周六、周日全天 抵达后请拨打安保值班电话 0300 124 5668,告知您要入住 Apartments,值班人员将安排非办公时间团队前来开门并交付钥匙。下一个工作日请前往前台与现场团队会面,获取消防演练更新及楼宇相关信息等。

    我可以在前台工作时间外办理入住吗?

    当然可以。他们理解你可能需要在一天中的任何时间入住——因此在入住期间提供24小时服务。但若计划在此时间外抵达,必须提前告知。

    办理入住并领取钥匙时需要携带什么?

    只要你已完成上方“入住前我需要做什么?”标签中列出的所有步骤,领取新钥匙时只需携带:

    Once you have entered into the tenancy agreement with Warehouse Students, you are liable for the contractual obligations set out within it and may only cancel under certain circumstances.


    If you wish to cancel your booking before August 1st and you have not already collected your studio keys, you can do so at any time during the 7 days after we send your booking confirmation email.

    Can I have an overseas Guarantor?

    Unfortunately, we cannot accept an overseas guarantor. If you wish to pay your rent in instalments, you will need a UK guarantor.


    Warehouse Students only accepts UK guarantors and does not accept overseas guarantors.


    If you do not have a UK guarantor, you must pay your rent in one instalment at the start of your tenancy agreement.


    Alternatively, we can recommend a third-party company that can source a UK guarantor on your behalf. Should you wish to use a third-party company, please note that they are in no way affiliated with Warehouse Students.

    Can I sublet (tenancy takeover) to/or from a friend?

    You are not permitted to sublet any part of your accommodation, as per your accepted tenancy agreement. However, if you need to move out early due to extenuating circumstances, you should contact the Warehouse team to discuss the option of a tenancy takeover and the process of doing so – including any associated admin fees.

    Please note that tenancy takeovers are at the sole discretion of the Warehouse Students management team and should not be assumed as automatically granted. Any decision made by the management team is final.

    How do I make a rent payment?

    All our online payments are completed via direct bank transfer.

    • Log on to your student portal
    • Go to Tenancy > Account
    • Find our Bank Transfer account details below your account summary
    • Please note, it can take up to 5 days for your payment to show on the Warehouse portal

    How do I pay my security deposit?

    Close to the start date of your tenancy agreement, you will receive full details of how to make payments associated with your booking.


    You can also check this information by logging into your student portal and checking your ‘Account’ section.


    For guidance on accessing your student portal, please refer to the ‘Booking’ section above on this FAQs page, and navigate to the ‘How do I access my student portal’ section.

    How do I make a rent payment from overseas?

    Making rent payments from overseas is completed via the same process as outlined in the ‘How do I make a rent payment?’ tab above. Please refer to this tab for full details.

    What happens if my student loan does not arrive before my rent payment is due?

    If, for any reason, your student loan does not arrive in time to make your rent payment, please do not worry - we can amend the dates for you without any hassle or extra charges.


    To do this, we just need to see proof from the Student Loans Company (or similar) that this is the case. We expect this usually to be in the form of an official letter or email communication from the Student Loans Company (or similar).

    When is my first rent payment due?

    Keep an eye on when your tenancy deposit and first rent payment are due via your student portal. This information can be found on your portal under Tenancy > Account.


    Both payments are usually due no later than 4 weeks before your tenancy agreement begins.

    I am paying my rent in instalments - what are the instalment dates?

    The due dates of your rent instalments can be viewed at any time on your portal under Tenancy > Accounts.

    I’ve made a payment - but it’s not showing on the portal. Why?

    Please be aware that the portal isn’t directly connected to our accounts, and needs to be updated manually by our accounts team. Therefore, please allow up to 5 working days for this to be reflected on your account.

    What do I need to do to prepare for moving in?

    Before you arrive at your new apartment, there are a couple of tasks that must be completed.


    Many will already have been completed, including providing contact details.


    You must pay your tenancy deposit, and also your first rent instalment before arriving to check in.


    Details of this can be found on your student portal under Tenancy > Account.

    How do I book an arrival time?

    So we can prepare for your arrival and help you move into your new apartment as soon as possible, you must let us know your desired date and time of arrival.

    This can be done via your portal two weeks before your tenancy begins with us.


    There will also be a link in your arrival email which you will receive closer to the time of your tenancy begin date.

    Arriving at The Warehouse

    ARRIVING DURING CHECK-IN WEEKEND: Saturday 09:00-1700


    When you arrive please make your way to reception and a member of our team will check you in.


    ARRIVING AFTER CHECK-IN WEEKEND (DURING OFFICE HOURS): Mon-Fri 09:00-17:00


    Please press the intercom button marked ‘Reception’ to the right of the main entrance doors. This will alert the team of your presence and they will come and meet you, check you in, and hand over your keys.


    ARRIVING AFTER CHECK-IN WEEKEND (OUTSIDE OF OFFICE HOURS): Mon-Fri 17:00-09:00 / All day Saturday-Sunday


    When you arrive, you will need to call the security helpdesk using the telephone number 0300 124 5668 telling them you wish to check in to The Warehouse Apartments. They will then instruct the out-of-hours team to come and let you in and hand you your keys.


    On the next working day, please make your way to our reception to meet with the site team so that they can provide you with a fire drill update and provide further information on the building, etc.

    Can I check in outside of site team hours?

    Yes, of course. We understand that you might need to check in at any time of the day - that’s why we have 24/7 service over the check-in period. However, must notify us of your arrival if you plan to arrive outside of these hours.

    PLEASE NOTE: The check-in process is slightly different for arrivals outside of Warehouse Hours 09:00-17:00, including weekends EXCEPT for check-in weekend.

    What do I need to bring with me to check in and collect my keys?

    Provided you have completed all of the steps outlined in the ‘What do I need to do to prepare for moving in?’ tab above, all you need to bring with you to collect your new key is:

    • A copy of the first page of your tenancy agreement
    • Photo ID (e.g., a passport or driving license)
